What goes wrong with rolling gates
Hard to lift, or slams down. The spring inside the barrel at the top has lost tension or broken. Re-tensioning or replacing it is a technician's job — that spring holds the whole curtain's weight.
Goes up crooked or catches. A bent slat, a damaged end lock, or a bottom bar out of line with the guides. Usually from a delivery hitting it or someone forcing it.
Motor hums, gate doesn't move. A worn motor gear, a stuck brake, or limit switches that need resetting.
Won't lock. Bottom-bar locks and slide bolts wear out, and break-in attempts damage them. We replace locks and hardware.
Noisy and slow. Dry, dirty guides and a barrel that needs lubrication — the easiest fix if it's caught early.
Manual or motorized?
| Gate service | Starting at |
|---|---|
| Rolling gate repair | $275 |
| Commercial service call | $75 |
Converting a manual gate to a motor, replacing a motor, or installing a new gate is quoted after we see it, because sizes and mounting vary from storefront to storefront. You get the price in writing before we start.
Working around your business hours
Tell us when the gate can be open and when it can't. Many storefront jobs are best done before opening or after closing; a $75 surcharge applies to night, Sunday and holiday visits. We're closed for Shabbat and Jewish holidays; on Fridays we close 2 hours before Shabbat.
Keeping a rolling gate working longer
- Keep the guides clean of dirt and ice.
- Never let anyone hang on the gate or pull it down by the bottom bar with force.
- Have the spring tension and motor checked once a year — catching a weak spring early is cheaper than an emergency call.
Rolling gate questions
How much does rolling gate spring replacement cost?
Rolling gate repairs start at $275. The exact price depends on the gate's width and weight, which decide the spring size; we quote it in writing first.
Can you repair a gate that was damaged in a break-in?
Yes. We straighten or replace bent slats, replace damaged locks and bottom bars, and get the gate locking again.
Do you install new storefront gates?
Yes. We measure the opening and quote a new gate, manual or motorized, in writing before ordering.
