Suffolk County at a glance
Suffolk takes up the eastern two-thirds of Long Island, with Riverhead as its county seat. It is divided into ten towns: Babylon, Huntington, Islip and Smithtown in the west, Brookhaven in the middle, and Riverhead, Southold, Southampton, East Hampton and Shelter Island on the East End, where the island splits into the North Fork and the South Fork. Along the South Shore, towns from Babylon through Islip face the Great South Bay.
Homes vary just as much. Western Suffolk has plenty of ranches, splits and colonials from the 1950s through the 1970s, many with their original door hardware. Bay-side neighborhoods see faster rust, and houses farther out often have detached garages set back from the house.

The problems we see most in Suffolk homes
Detached garages with no Wi-Fi in sight. When the garage sits at the back of the lot, it's easy to leave the door open overnight. A Wi-Fi opener — or a MyQ hub added to a compatible LiftMaster, from $145 — lets you check and close it from your phone.
Original extension springs on 1960s and 1970s homes. Many split-levels and ranches still have extension springs stretched along the tracks. When one breaks, replace both — and ask whether a torsion conversion (from $575) makes sense for your door.
Bay-side rust along the South Shore. In communities near the Great South Bay, the bottom brackets and the lower ends of the cables rust first. Galvanized or coated parts and nylon rollers hold up much better.
Worn seals and drafts. A cracked bottom seal lets in water, leaves and cold air. A new one starts at $125, and side and top weather stripping at $225.
What to check before you call
- Is the opener light blinking? Count the flashes — on most LiftMaster openers they point to the sensors, the travel limits or the motor.
- Are both sensor lights on? If one is off, the sensors are probably out of line or the wire is damaged.
- Is there a gap in the spring over the door? That's a broken torsion spring. Don't try to lift the door.
- Did the door stop and go back up? Something may be in its path, or the close force needs adjusting.
Is your town covered?
We serve western and central Suffolk, including Bay Shore, Huntington, Smithtown and the communities around them. If you're on the North Fork or the South Fork, call first and we'll tell you whether we can get to you.
How it works
1. Call 1-800-336-9270. Abby answers and books the visit.
2. Michael comes out, looks at the whole door, and tells you what's wrong.
3. You approve a written price before any work starts.
4. The repair is tested and your remotes programmed. Repairs carry a 3-year warranty; new doors carry a 5–10 year installation warranty, depending on the door.

Suffolk County garage door questions
Why does my garage door opener light keep blinking?
A blinking light on the opener is usually an error code. On most LiftMaster openers, the number of flashes points to the safety sensors, the travel limits or the motor; the most common cause is a misaligned sensor.
Can I open my garage door during a power outage?
Yes. Pull the red emergency release cord to disconnect the door from the opener, then lift it by hand — only if the springs are intact. A battery backup (from $119) keeps the opener working through most outages.
How long do garage door springs last?
Standard torsion springs are typically rated for about 10,000 open-and-close cycles, which is several years for most families. High-cycle springs last longer and start at $525 for a pair.
Do you install new garage doors in Suffolk County?
